Longleat house and Safari Park, planning consent granted for latest major venture


KTC were delighted to help Longleat Enterprises – famous for its Longleat house and Safari Park - to secure consent for its latest major venture, a 250 bedroom hotel, water park and animal experience on a site adjacent to the A36 Warminster Bypass. KTC have advised Longleat on a number of projects in the past but this was the first to progress to planning. With some 1500 houses planned for construction on the eastern, Warminster side of the bypass, our Transport Assessment needed to account for both the committed residential development and the proposed hotel development. Being a very unusual mix of development, our first task was to quantify the likely traffic generation to the satisfaction of Highways England (HE), the responsible highway authority for the A36 Trunk Road. The capacity of the nearby roundabout junction of the A36 and A362 was a primary concern and after lengthy discussions and analysis, modest improvements to two arms of the roundabout were approved, enabling planning consent to be granted in September 2017.
