Residential Sector Update


The residential sector has probably been hit hardest by the economic downturn but we remain actively involved in a number of exciting new housing schemes.

 

Sean is working on two schemes for David Wilson Homes each for approximately 90 dwellings, one in Brockworth, Gloucestershire, the other at Peasedown St John in Bath & North East Somerset. Working with CSJ Planning on the Brockworth scheme and Pegasus Planning on the Peasedown scheme planning applications were submitted late summer 08. Planning permission was granted on the Peasedown scheme in December 08 and the decision on the Brockworth planning application is expected soon.

Working with Colliers CRE, Sean has recently been appointed as transport consultant on a 4 Ha site in Bitton. The site, Golden Valley Mill, was formerly used for industrial purposes employing in excess of 500 people and is being proposed for residential development. Consultation on proposals began in December.

Sean is also currently working with The Bush Consultancy on small residential schemes in Kingswood, South Gloucestershire and Keynsham, Bath & North East Somerset.

Peter is busy on his home turf in Portishead, working with Hoddell Associates on AP Burt’s Severn Paper Mill site and CSJ Planning on Bristol City Council’s site at Grange Farm. Planning Permission was granted on the AP Burt site for 135 dwellings and 8000m2 of B1 office use in December 08. At Grange Farm a proposal for 31 homes was refused and an appeal into the proposal was heard in December.

Peter has continued to assist Connolly & Callaghan on its 80 home Hamilton House project in Stokes Croft, Bristol, which also received planning permission in December. This is an interesting project as the existing office block is being converted into eco-friendly residential units, and a glazed Winter Garden being created along the street frontage will enclose an image by the well known street artist, Banksy. Also in Bristol, Peter has acted for Carlyle Group on its major mixed use development in Redcliffe Village, incorporating 160 residential units. The scheme was subject to a Planning Performance Agreement with Bristol City Council leading to regular meetings during the pre-application stages to help steer the project in the right direction. Working alongside planning consultants GVA Grimley and architects Aukett Fitzroy Robinson, the planning application was submitted in December 2008.

Further afield, Peter has acted for Raven Group on a mixed use development urban extension in Newquay, Cornwall. The project involves the provision of a new link road to bypass a junction with a poor safety record and summer capacity problems. Working with Barton Willmore, a planning application for the scheme comprising about 150 dwellings and employment development has been lodged with Restormel Borough Council.

Earlier in the year we were pleased to assist Hanover Housing Association on a 48 unit very sheltered housing scheme at Lyddington Road in Horfield which received planning permission in March.

Working with Pegasus Planning, Roger has been advising Bath & North East Somerset Council on the transport aspects of a master plan for their 8.5Ha mixed residential and employment site to the south west of Keynsham. Unusually, this work has involved regular liaison with the Council’s Transportation Planning team and their modelling consultant, who have had the unenviable task of seeking a consensus between consultants representing four major development interests in the town.

We are also advising clients on major landholdings being promoted through the Local Development Framework process including the Mead Realisations landholding in the Weston Regeneration Area in Weston-super-Mare and, in South Gloucestershire, land at Cribbs Causeway for Deeley Freed and at Shortwood for Barratt Developments
