KTC was retained by Sydney Freed (Holdings) to provide transport advice on redevelopment of a site within the Bedminster Green Framework Area, a regeneration area within Bedminster, Bristol, where there are five major redevelopment sites referenced as Plots 1 to 5. This site is Plot 1 and KTC also provided advice to developers of Plots 1, 4 and 5.

The western part of the site was a car park on Dalby Avenue and the eastern part of the site was occupied by a car sales business and a car repair business, both of which front onto Whitehouse Lane. The Plot 3 development comprises student accommodation for use by the University of Bristol with 837 study bed spaces and study/social space in buildings between 4-9 storeys high. The proposal also includes 686m2 of flexible workspace provided along Whitehouse Lane as well as extensive external public realm provision and integration with Bristol City Council’s (BCC) River Malago and strategic highway improvements. The BCC highway improvements include a northbound bus lane on Malago Road and changing Hereford Street to one-way northbound only. A segregated cycle route is also proposed on Whitehouse Lane.

Planning permission was granted in 2021, construction has commenced and opening is planned for 2024.
