Acting for Cubex KTC has been providing transport advice on a major development located in the centre of Bristol.
Finzels Reach is 1.9 hectare mixed use development site located on a former brewery in the centre of Bristol.
Development plans were approved in 2006 and construction started, but was halted in 2011 due to the recession. Cubex took over the site in 2014. Although the site had outline consent and the main basement had been constructed, changes to the development mix required new planning applications.
The £250 million development includes a 168 bed hotel, 437 apartments, and 22,000m2 of offices.
The office element includes Aurora, a 8,800m2 Grade A office, which achieved a rare BREEAM "Outstanding" accreditation, and as of spring 2017 was one of only six in the UK and the only office building outside London to achieve this accreditation.
The development also includes the new Castle Bridge linking the site to Castle Park to the north. The bridge has been laid out to provide sufficient clearance to harbour vessels, and to provide an accessible route between the site and Castle Park, some 5m higher than the site. This was achieved by curving the bridge over 91m in order to keep a shallow slope.
Key Transport's work on the project included transport reports to accompany the planning applications, proposed alterations to the existing car park to increase efficiency, a revised layout for Counterslip, Travel Plans for both the office and hotel elements, and visibility plans for rowers passing under the new bridge.
